Comparing FHA, Conventional, USDA and VA Mortgages Across Alabama — Camellia Casebook

Updated October 2026

An Alabama buyer comparing mortgages should start with cash available, military eligibility, property location and the expected ownership period. The lowest down payment does not automatically produce the lowest monthly payment or the lowest five-year borrowing cost.

Compare the four main loan paths

Loan typeTypical minimum down paymentMain decision point
Conventional3% for eligible programsCredit pricing and cancellable mortgage insurance
FHA3.5% with qualifying creditUpfront and annual mortgage insurance
USDAZero down for eligible borrowersAddress eligibility and household income limits
VAZero down with sufficient entitlementService eligibility and possible funding fee

For 2026, Alabama's baseline conforming limit is $832,750 across all 67 counties. The FHA floor is $541,287 for a one-unit property; confirm the applicable county limit through HUD FHA Mortgage Limits. Conforming limits concern loan size, not purchase price, and are published by FHFA Loan Limits.

Conventional mortgage insurance can generally be removed when applicable equity and servicing requirements are satisfied. FHA insurance duration depends on the original down payment and loan term. USDA charges guarantee fees, while VA has no monthly mortgage insurance but may impose a funding fee unless an exemption applies.

Layer assistance onto the right mortgage

The Alabama Housing Finance Authority administers Step Up, offering assistance calculated at 4%, capped at $10,000, through a 10-year second mortgage. Current program materials identify eligible FHA, VA and conventional options and an income ceiling around $159,200; confirm the participating lender's available combination.

AHFA's Affordable Income Subsidy Grant provides 0.5% to 1.5% for qualifying Freddie Mac HFA Advantage borrowers. Ask separately whether Mortgage Credit Certificate reservations are currently available. A tax credit is not cash available for the closing table, and assistance programs should not be assumed stackable.

Compare complete payments, not advertised rates

Use the monthly payment calculator to include taxes, homeowners insurance, mortgage insurance and any assistance-loan payment. Then compare identical lock periods and points using today's rates.

Request itemized estimates showing lender charges, prepaid expenses and seller credits. For a rural address, investigate USDA before committing to FHA; for an eligible veteran, compare VA against conventional even when a substantial down payment is available.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
