Updated October 2026

Owning rural Alabama land does not automatically make a manufactured home eligible for a mortgage. Financing depends on how the home was built, how it is attached, how ownership is recorded, and whether the lender accepts the property under the chosen FHA, VA, or USDA program.

Establish whether the home is manufactured or modular

A manufactured home is built to the federal HUD construction code and generally carries certification labels and a data plate. A modular home is built under applicable state or local building codes and is typically evaluated more like site-built housing once properly installed.

For manufactured housing, collect the manufacturer, model, serial numbers, construction date, title history, installation records, and available foundation documentation. Missing labels or a missing data plate may require an acceptable verification process rather than a seller’s written assurance.

The HUD FHA Mortgage Limits website provides a starting point for FHA program and manufactured-housing resources. Alabama’s 2026 FHA floor is $541,287 for a one-unit property; the applicable county limit and property eligibility still need confirmation.

Owned land and a permanent foundation are only part of eligibility

The lender must establish that the collateral can be financed as real property. That can involve title cancellation or surrender procedures, proper recording, and a mortgage covering both the home and land. Foundation certification may also be required.

FHA and VA lenders can impose additional restrictions on manufactured homes. USDA requires eligible geography and household income, and its manufactured-housing rules differ by program and whether the home is new or existing. Do not assume a lender offering USDA also accepts every eligible manufactured-home category.

Build the budget around the completed property

A dealer’s home price may exclude foundation work, grading, transportation, utility connections, permits, and closing expenses. Request an itemized project budget and confirm which costs the loan can finance.

Use the closing cost estimator alongside a contractor’s site-work estimate. After occupancy, review Alabama homestead filing rather than assuming the county automatically updates the parcel.

The Alabama Department of Revenue explains property tax administration. Have the lender review the home’s identity and land documents before paying nonrefundable delivery or installation charges.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
