Alabama Senior (65+) and Permanently Disabled Property Tax Exemptions and Escrow Removal — Camellia Casebook
Updated October 2026
An Alabama homeowner turning 65 should separate three questions: which property-tax exemption applies, when the county will recognize it, and whether the mortgage servicer will change escrow collections. Approval of an exemption does not automatically eliminate local taxes or remove the escrow account from the mortgage.
State relief and local relief are different
Alabama provides qualifying homeowners age 65 or older an exemption from the state portion of homestead property taxes. Disability-based relief also exists, but the statutory category and documentation matter; total and permanent disability requirements should not be reduced to a generic disability label.
County, municipal and school taxes require separate attention. Broader exemptions can depend on income, disability status and other eligibility rules. A state exemption is therefore not necessarily an exemption from the entire bill.
When asking about Act 48, have the county identify the applicable statutory exemption, required income documentation and covered tax components. Do not treat an act number as proof that every homeowner with a disability qualifies for identical relief. The Alabama Department of Revenue explains exemption categories and directs owners to local administration.
File with the county and keep the approval
Contact the County Revenue Commissioner about the October 1 through December 31 filing period and the assessment date governing eligibility. Ask which year will receive the exemption, especially if a birthday, disability determination or home purchase occurred recently.
Bring the documents the county requests, which may include:
- Proof of age and identity.
- Ownership and primary-residence evidence.
- Income records for income-tested relief.
- Required medical or agency disability certifications.
Confirm that the property also has the correct Class III owner-occupied assessment ratio of 10%, rather than the Class II 20% ratio. Classification and exemption are related but distinct steps. See the homestead filing guide for timing considerations.
Request an escrow review, not automatic removal
Send the approved exemption or revised bill to the mortgage servicer and request an escrow analysis. Collections may decrease, but homeowners insurance and any remaining taxes still need funding. Existing shortages can also affect the next payment.
An escrow waiver is a separate lender decision governed by loan rules and servicing requirements. The Consumer Financial Protection Bureau explains mortgage-payment and escrow basics. Update the monthly payment calculator with the revised annual tax amount, while retaining the actual insurance premium.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
