Updated October 2026

An Auburn condo, an Opelika primary residence and a Lake Martin retreat belong in different financing conversations. University-related demand does not make every condo eligible for the same mortgage, and a lake address does not establish second-home status. Lake Martin also spans Tallapoosa, Elmore and Coosa counties rather than Lee County.

Underwrite the condo project, not just the unit

For an Auburn condominium, the lender may evaluate association finances, insurance, ownership concentration, litigation and building condition alongside your personal application. Rental restrictions and short-term rental activity can affect both your intended use and financing options.

Request association documents early enough to investigate:

A preapproval based on income and credit is not a project approval. Avoid waiving financing protections before the lender has reviewed the condominium information it needs.

Separate primary, second-home and investment plans

A Lake Martin property intended mainly for rental income should not be presented as a personal second home. Explain anticipated occupancy and rental use before receiving a rate quote. Waterfront access, flood exposure, docks and private roads also deserve review before closing.

For 2026, Alabama's conforming baseline is $832,750 in all 67 counties. The FHA floor is $541,287 for a one-unit property, but FHA purchase financing generally requires primary-residence occupancy; it is not a standard vacation-home option. See FHFA Loan Limits and HUD FHA Mortgage Limits.

Compare the cost of a fixed rate with an adjustable alternative using the ARM versus fixed calculator, including what happens if ownership lasts longer than expected.

Account for ownership-sensitive taxes

Alabama qualifying Class III owner-occupied single-family homesteads are assessed at 10% of appraised value, compared with 20% for Class II investor property. A personal second home's classification should be confirmed with the county rather than inferred solely from the mortgage label. Homestead eligibility is a separate question.

At closing, mortgage recording tax is generally 0.15% of taxable mortgage indebtedness. Deed tax is $0.50 per $500, or 0.10%, of the applicable taxable value. Where the mortgage-tax exclusion applies, the remaining deed-tax base may correspond to down payment equity; do not assume that shortcut fits every transfer.

Use the closing cost estimator and obtain a title-company breakdown. Check the Alabama Department of Revenue for the property-tax framework.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
