Updated October 2026

A Birmingham-area mortgage comparison can involve a UAB employment contract, a Jefferson County bungalow and a newer Shelby County home in the same search. Those choices should be compared using documented income and parcel-specific ownership costs, not a blanket assumption that one county always has cheaper taxes.

Compare millage at the parcel level

Municipal and school levies can differ within a county. Obtain the property's appraised value, assessment classification, applicable millage and exemptions before projecting escrow. The seller's bill may reflect exemptions or ownership circumstances that will not transfer.

Alabama's qualifying Class III owner-occupied single-family homes are assessed at 10% of appraised fair market value. Class II non-owner-occupied property is generally assessed at 20%. The assessment base doubles under Class II at the same value, but actual tax bills also depend on levies and exemptions.

Contact the County Revenue Commissioner about homestead filing between October 1 and December 31 and confirm the relevant effective date. The Alabama Department of Revenue explains classifications and exemption categories, including state property-tax relief for eligible homeowners age 65 or older or permanently disabled.

Evaluate physician financing alongside conventional loans

Some lenders offer physician mortgage programs with specialized treatment of employment contracts, down payments or student debt. These are lender-specific products, not a universal benefit attached to UAB employment. Confirm eligible professional designations, training status and the permitted interval between closing and starting work.

Compare the interest rate, mortgage insurance treatment, reserves and adjustable-rate provisions. A loan advertised without mortgage insurance can still cost more overall.

For 2026, Alabama's baseline conforming limit is $832,750 statewide and its FHA floor is $541,287. The Consumer Financial Protection Bureau offers a useful framework for comparing competing Loan Estimates.

Include AHFA and transaction taxes

The Alabama Housing Finance Authority provides Step Up assistance of 4%, capped at $10,000, through a 10-year second mortgage, with an income ceiling around $159,200. Eligible Freddie Mac HFA Advantage borrowers can also investigate the 0.5% to 1.5% Affordable Income Subsidy Grant.

Alabama's mortgage recording tax is generally 0.15% of taxable mortgage indebtedness. Deed recording tax is $0.50 per $500, or fraction thereof, of the applicable taxable value; it is not universally calculated only on the down payment. Have the closing agent identify the applicable bases and credits.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
