Gulf Shores, Orange Beach and Dauphin Island: Coastal Flood Zones, Condo Reviews and Second Homes — Camellia Casebook
Updated October 2026
A Gulf Shores condominium, Orange Beach vacation house and Dauphin Island cottage require different mortgage investigations even when their prices match. Coastal financing depends on occupancy, flood exposure, insurance availability and sometimes the finances of an entire condominium project. Establish those facts before spending heavily on inspections or relying on projected rental income.
Decide how the property will actually be used
A principal residence, second home and investment property are separate underwriting categories. Intended occupancy affects down payment requirements, pricing, reserves and whether rental income can support qualification. A property operated primarily as a short-term rental should not be presented as a personal second home merely to obtain different terms.
For 2026, the baseline conforming limit is $832,750 across Alabama’s 67 counties. That ceiling does not guarantee a particular coastal property or condominium qualifies. Check FHFA Loan Limits and request a property-specific review.
FHA’s $541,287 floor is relevant to eligible primary-residence purchases, not a general vacation-home financing option. AHFA assistance likewise should not be assumed available for a beach investment.
Review the building, not just the unit
Condominium approval can hinge on project conditions beyond your credit profile. Ask the lender to identify required documents early.
- Master insurance coverage, deductibles and exclusions.
- Association budgets, reserves and delinquency information.
- Structural reports and unresolved repair requirements.
- Litigation and current or proposed special assessments.
- Rental restrictions and any hotel-like operating features.
For detached homes, obtain address-specific wind and flood quotes. Flood requirements depend on the property and loan, while a location outside a mandatory purchase zone can still face flood risk.
FORTIFIED Roof, Silver or Gold documentation can support wind discounts in Mobile and Baldwin counties. It does not replace flood insurance or eliminate hurricane deductibles. A designation also does not establish condominium project eligibility.
Build a realistic carrying-cost reserve
Include association dues, maintenance, insurance deductibles, utilities and vacancy costs where relevant. Stress-test the budget without optimistic rental revenue using our monthly payment calculator.
Tax treatment matters too: qualifying owner-occupied Class III homesteads use a 10% assessment ratio, versus 20% for Class II investor property. Do not assume a seller’s homestead exemption transfers to a vacation or rental purchase. Review classifications with the Alabama Department of Revenue.
Compare a fixed rate with an adjustable structure through our ARM versus fixed calculator, but keep insurance increases and special assessments separate from interest-rate risk. Cash reserves should remain available after closing, not disappear into the down payment.

Editorial Methodology & Primary Sources
Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.
Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.
- Consumer Financial Protection Bureau (CFPB) — Loan Estimates, APR and borrower disclosures; Regulation Z.
- U.S. Department of Housing and Urban Development (HUD / FHA) — FHA program guidance.
- U.S. Department of Veterans Affairs (VA) — VA loan eligibility and benefits.
- Freddie Mac Primary Mortgage Market Survey (PMMS) — published rate benchmarks.
- U.S. Census state tax collections — state property tax benchmarks; confirm parcel-specific assessments and exemptions with the state revenue department and local assessor.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
