Montgomery and River Region Mortgage Hub: Maxwell-Gunter AFB VA Loans and Low Property Taxes — Camellia Casebook
Updated October 2026
A Maxwell-Gunter assignment can make Montgomery, Prattville, Millbrook or Wetumpka practical places to buy, but the strongest choice depends on gate access, expected assignment length and the household's exit plan. Low property taxes help affordability only when the estimate reflects the buyer's actual exemptions and the home's correct assessment.
Start the VA file with entitlement
Obtain your Certificate of Eligibility early and identify any previous VA-financed property you still own. Borrowers with full entitlement generally do not face a VA county loan limit, although lender approval still depends on income, credit, residual income and the property's value.
With remaining entitlement, county loan limits can affect the guaranty and potential down payment. Alabama's 2026 baseline conforming limit is $832,750 across all 67 counties; see FHFA Loan Limits for the underlying limit information.
A VA loan can offer no down payment when the transaction qualifies, but closing costs and prepaid expenses remain. Funding-fee exemptions depend on eligibility, so have the lender establish your status rather than estimating from another servicemember's experience.
Compare Loan Estimates using the Consumer Financial Protection Bureau mortgage resources. Request the same loan amount, lock period and seller-credit assumptions from each lender.
Calculate taxes for your ownership
Qualifying Alabama Class III owner-occupied single-family homesteads use a 10% assessment ratio, versus 20% for Class II non-owner-occupied or investor property. Millage and exemptions then determine the bill.
Alabama provides a full exemption from the state portion of property tax for qualifying homeowners age 65 or older or qualifying permanently and totally disabled homeowners. That does not automatically eliminate county, municipal or school taxes; additional exemptions have their own requirements.
Review Alabama Department of Revenue guidance and ask the County Revenue Commissioner about filing between October 1 and December 31. Do not carry a seller's senior exemption into your payment estimate unless you independently qualify.
Plan for the next assignment
Before buying, model the costs of selling after a short ownership period and the alternative of retaining the home as a rental. Conversion to rental use can change insurance, property-tax classification and future VA entitlement planning.
Use the monthly payment calculator for the current budget and the amortization schedule to estimate principal reduction before a possible move. Add maintenance reserves and realistic commute expenses. The most affordable River Region home is the one that still works when the assignment changes.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
