Updated October 2026

A Trussville address and a Moody address can produce different monthly payments even when the homes cost the same. Across Trussville, Gardendale, Pinson, Leeds and Moody, county boundaries, municipal millage and school districts deserve attention before you compare mortgage quotes. Mailing addresses alone do not establish the property's taxing jurisdiction.

Compare the parcel, not the city label

Trussville and Leeds extend across county boundaries, while Gardendale and Pinson anchor the northern Jefferson County search. Moody brings St. Clair County into the comparison. Ask for the parcel number, current assessment and applicable municipal and school levies for each finalist.

Alabama assesses qualifying Class III owner-occupied single-family homesteads at 10% of appraised fair market value, compared with 20% for Class II investor or non-owner-occupied property. At identical millage, that classification difference doubles the assessed-value component of the tax calculation; exemptions and other factors affect the final bill.

Contact the County Revenue Commissioner about claiming homestead during the October 1 through December 31 filing window and confirm the applicable tax year. A seller's exemption does not automatically establish your eligibility. The Alabama Department of Revenue explains classifications and exemptions.

Build a payment comparison that survives closing

For 2026, the baseline conforming limit is $832,750 throughout Alabama's 67 counties. The FHA floor is $541,287 for a one-unit property. Confirm the applicable program through FHFA Loan Limits and HUD FHA Mortgage Limits.

Use the monthly payment calculator to compare properties with the same loan assumptions but different tax and insurance figures.

Preserve cash for the move

Alabama's mortgage recording tax is $0.15 per $100 of taxable mortgage indebtedness, equivalent to 0.15%. A $300,000 taxable mortgage therefore produces $450 in mortgage recording tax, separate from other recording charges.

Run a closing cost estimate before committing earnest money. For new construction, ask whether the quoted tax escrow reflects a completed home rather than an undeveloped lot. That single distinction can matter more than a small advertised rate advantage.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
